Board of Directors Tampa Palms North Owners Association, Inc. is governed by an elected Board of Directors. There are currently seven (7) members on the Board of Directors. This is the Master Association for the community. Please refer to your management company for your own neighborhood questions or concerns. The Annual Membership Meeting is held in December of each year. Directors serve for two years each.

Common Grounds and Landscaping The maintenance of all common grounds, landscaping and ponds throughout Tampa Palms North is managed by the TPNOA Board of Directors. Please contact the management office located within Club Tampa Palms to report all landscaping or pond issues.
Community Information Tampa Palms North consists of eight single family home neighborhoods, one condominium association, two apartment home communities, one senior living facility, day care facilities, churches, offices, business centers, restaurants, storefronts, schools, and a post office.
Decorations Holiday decorations may be in place between Thanksgiving and January 15th of the following year.
Driveways Driveway and sidewalk extensions require ADMC approval and must conform to the standard for your neighborhood. No gravel driveways are permitted. Driveways, walkways, sidewalks and street gutters must be clean and free of dirt, mold and mildew.
Entry Gates The entry gates for each neighborhood is controlled by the management company for the neighborhood association. Please complete the bar code or clicker request form if required for your neighborhood. Please let us know if you are deleting a bar code for a vehicle you no longer own or are replacing. The entry system must be purged of these old numbers.
Exterior Modifications Any exterior modification such as fencing, screen enclosures, pools, painting, roof replacement, landscaping modification, windows, screen/storm door, etc. must be approved by the TPNOA Architectural Design Modification Committee. The ADMC Committee meets quarterly. Request forms and specifications can be accessed at the ADMC tab at the top of the page.
Fencing Fencing shall not be permitted without prior approval of the ADMC. Fences shall not be permitted on the front lawn. Please see the fencing requirements for your community on your neighborhood web page located at the Neighborhood tab above. New wooden fences are no longer permitted.
Flags One US flag per home will be allowed with approval of the ADMC. Flagpoles must be mounted to the home directly to the left or right of the front door or garage. Ground mounted flag poles will not be permitted. Please check the association documents and Florida Statutes for further information.
Grills Barbecue grills and smokers may be located upon the back patio or yard of a home. If not screened from view by fencing, the grill must remain covered when not in use.
Gutters and Solar Collectors All gutters must match the exterior house color, trim color and window metal color. Solar collectors must receive prior approval of the ADMC.
Landscape Maintenance The landscaping on each lot must regularly maintained in a clean and safe manner. The lawns must be mowed, edged, and weed-eated, to include the easement area street and the sidewalk. Lawn and landscapes beds must be free of weeds, association approved natural pine bark mulch be installed in the landscape beds, and the trees must be trimmed. Replace all areas of dead sod throughout the lawn and easement area with St. Augustine grass.
Lighting The area lights are managed by Tampa Electric. If you see a light that is out or is left on during the day, please collect the numbers from the pole and contact TECO at 223-0800. You may also report these lights online at www.tampaelectric.com.
Mailboxes Mailboxes are maintained by each homeowner. Vendors for mailbox maintenance include Creative Mailbox (813) 818-7100, Mailbox Solutions (321) 277-4858, and Vinyl Signs (813) 355-4231. Vinyl Signs will provide the numbers and TPN logo for $25

Maintenance The homeowner is responsible for all maintenance to their home site as well as the exterior and interior of their home for the single family homes with the exception of Mayfair, who is partially maintenance free for landscape maintenance. The exterior of your home and/or fence must be maintained in good repair and appearance at all times and be free from mildew, dirt, stains and cobwebs. Please refer to your neighborhood Association Documents for specific details concerning maintenance responsibilities.
Maintenance Fees Maintenance fees are due quarterly to TPNOA. A coupon must accompany the payment mailed to P.O. Box 22437, Tampa, FL 33622-2437. If you do not have a coupon book, please call the Condominium Associates accounting office at 727-573-9300 to order one. You may bring or mail your payment to the TPNOA Club management office if your coupon is not available. Checks or money orders should be made payable to TPNOA. Quarterly maintenance fees are due on the first of January, April, July and October. Fees are late after the 15th and will be charged a late fee each month that they remain unpaid. Fees may not be written off without Board approval. Requests must be in writing to the manager.
Mulch Please see the resolution by the Board of TPNOA that the community standard for mulch shall be natural Pine Bark mulch in the landscaping beds and the tree rings. Owners in Remington neighborhood may choose to use cypress mulch if their homes were originally landscaped with cypress mulch, however, pine bark mulch is recommended. Rocks are not permitted in landscape beds.
Nuisance No nuisance will be permitted within the properties, and not use or proactive which is an unreasonable source of annoyance to any resident that shall interfere with the peaceful possession and proper use of the properties.
Outbuildings All storage sheds, playhouses, pet houses and other outbuildings must have architectural approval and shall be within a fenced and below the fence level in height.
Outside Storage Personal property must be kept inside the home or a fenced yard. Patio furniture designed for outdoor usage shall be permitted.
Parking Parking on the streets is prohibited for all residents. Vehicles should be parked in the garage, with overflow parking in the driveway. Please be considerate of your neighbors when you have guests so that no one parks on the lawns or blocks the street. Garages may not be enclosed into a living area; screens are not allowed.
Pets The community’s Rules and Regulations provide that two dogs or cats may be kept per home, provided they are not bred or maintained for commercial purposes and do not become a nuisance or annoyance to any neighbors. Pet owners must properly dispose of pet waste and walked on a leash no longer than six feet. Please refer to the association documents for additional extensive details concerning pets.
Play Equipment All play equipment shall not be permitted without the prior written approval of the ADMC. ** Please see revised guidelines regarding play equipment structures located in the TPNOA documents, as approved on July 9th, 2021, does not apply to Mayfair.** Permanent basketball goals are allowed with architectural approval, with the exception of Lancaster. ** See additional basketball goal request that must be submitted with the architectural application. Play equipment must be located within the rear yard of the property and must be screened from public view. Portable equipment and toys do not require approval from the ADMC. Above ground pools are not permitted, excluding jacuzzis or spas.
Ponds All water activities such as swimming, boating and fishing are prohibited on the common area ponds. Please be on the alert for water moccasins and alligators around all wetlands.
Property Management Condominium Associates, Inc. is the managing agent for the community. An onsite office is maintained at Club Tampa Palms and can be contacted at (813) 979-9595 between 9:00 a.m. and 5:00 p.m. Emergencies involving the common elements of the community can be reported to (813) 949-6041 (24) hours a day.
Recreational Facilities The Club facilities, to include the fitness room and swimming pools, are available for all registered homeowners and their guests from 5 am until 10 pm seven days a week and require card access. The tennis and basketball courts are available by card access and tennis courts require a reservation between the hours of 8 am and 9 pm. The lobby is open from 8 am until 10 pm daily, closed on Christmas Day, Thanksgiving Day and New Year's Day. The Clubhouse and all recreational amenities are maintained by the Board of Directors for Club Tampa Palms and managed by Condominium Associates onsite office at the Club office.
Shutters and Awnings Awnings will not be permitted. Shutters shall be decorative and not used to cover window or door openings unless the shutter is specifically designed as a protective cover for a window or door in a hurricane event. Hurricane shutters need to be approved by the ADMC before installation.
Signs Signs are not permitted on the individual home sites within the community with the exception of designated realtor signs, unless approved by the architectural committee. Please refer to the Rules and Regulations for additional details concerning signs. One small security sign may be placed in the front landscape bed and one in the rear of the property in the landscape bed.
Street Numbering Street numbering on curbs is not permitted.
Trash Collection The trash service is by Hillsborough County, 813-272-6690. The trash is picked up on Mondays and Thursdays. Yard waste is picked up on Thursdays, recycling is on Mondays. Garbage containers may be placed at the front of the home after 5 pm on the day before the scheduled day of collection and must be removed from the front of the home by 9 pm on the day of collection. All other times, the containers must be stored and screened from view and must be cleaned so as not to have offensive odors.

Trees All trees are the responsibility of the homeowner in all single family neighborhoods including the trees in the easements, with the exception of Mayfair. Trees must be kept trimmed at a minimum height of ten feet over the sidewalk and fourteen feet over the street. Be conscious of emergency vehicle access and trash removal truck clearance.
Unsightly Conditions The pursuit of hobbies or other activities, including the assembly and disassembly of motor vehicles and other mechanical devices shall not be undertaken.
Weapons The use of weapons is prohibited to include BB guns, pellet guns, bows and arrows and other weapons of all types, regardless of size or purpose.
Wildlife The Tampa Palms North community is surrounded by wildlife. You may see coyotes, wild boar (hogs), raccoons, snakes, turtles, heron, sand cranes, armadillos and alligators. Most animals will leave you alone if you leave them alone. We have venomous snakes in our area to include rattlesnakes, pygmy rattlesnakes, coral snakes and water moccasins - moccasins can be aggressive, please remove yourself immediately. Poisonous snakes generally have triangular heads. Do not take any chances around wild hogs as they can be very dangerous. Wild hogs will enter a homeowner's lawn in search of date palms and grubs under the grass and mulch. They can be discouraged by applying grub killer to your lawn and/or applying cayenne pepper in affected areas. The alligator hotline number is 866-392-4286 and must be reported by the homeowner.

Window Treatments Window treatments must be draperies, blinds, decorative panels or other window coverings. All window treatments facing the street shall be only white or off-white in color.
